Project Team Building

Successful projects begin with a solid team of designers, constructors, and other service providers. Working with the Owner's Project Director, we can assist with the selection of qualified companies and individuals that will make up the Project Team. After gaining a thorough understanding of the Owner's project goals and objectives, we create a Project Delivery Plan consistent with the Owner's expectations. We identify and assist with the procurement of all of the services required to complete and occupy the project - Design Professionals, Contractors, Testing and Inspection Services, Commissioning Services, Coordination of Furnishings, Equipment, and Move-In Services.


At the appropriate times, we conduct Project Team meetings to insure that the entire Team is pulling in the same direction. Identify under-performing team members, make recommendations, and implement improvements. Coach Project Team members as needed during project execution to improve performance and complete the project consistent with the Owner's goals and objectives.

Design Document Review

Accurate, well-coordinated drawings and specifications is essential if the Owner desires to minimize change orders, insure on-time construction delivery, and optimize administration of the construction contract.


We perform constructability reviews of the Architect's and Engineer's design documents for accuracy, completeness, and discrepancies. The review can be conducted after completion of the Design-Development Drawings, all the way up to completion of the Construction Drawings and Specifications, and anywhere in between. The earlier in the design process that the first constructability review is performed the more benefit that the project and Owner will receive.


A constructability review can identify problems and errors in the drawings and specifications prior to them being used as construction contract documents, resulting in thousands of dollars of savings in potential change orders and project delivery delays. 

Project Phasing

Most projects involve a certain amount of Phased Construction to accommodate access to existing Owner facilities, staged property acquisition, phased move-ins, or other Owner or User requirements. This is particularly true of renovation projects, and when projects are being built adjacent to existing facilities.


Multi-phased renovation projects, where existing ventilation, electrical power, sewer and water, security, fire protection and fire alarm systems must be kept in service during construction, must be well thought out, or unanticipated change orders will result. We can check the constructability of the design to make sure that the existing systems can be segregated into parts during the phased construction.


We can provide guidance to the design professionals during the development of the design to assure that the construction phasing issues are properly described and addressed by the Construction Drawings and Specifications. We can prepare the detailed descriptions and diagrams of the Phasing Requirements and Restrictions that will be part of the Contract Documents.

Contracts

Successful projects begin with a set of Contracts Documents that thoroughly and clearly describe the obligations of the parties. Whether you are the Owner, Architect, Engineer, Construction Manager, or Contractor, it is in your best interest to make sure that the contracts used to formalize the Project Team's roles and responsibilities are well defined and unambiguous.


It is very important that the contracts are consistent with the Owner's project goals. All too often, the contracts used to deliver a project do not include all of the requirements necessary to reach the goals. We have reviewed, drafted, edited, or analyzed, more than a hundred contract agreements, general conditions, special provisions, and division-1 specifications. This experience will help you avoid future misunderstandings, conflicts and disputes. We can bring to your attention proposed contract clauses that may expose you to undue risk and recommend alternative clauses.

Project Controls

We can assist with the development and implementation of proven Project Control processes that will provide you the information you need, when you need it, to make informed decisions. We have experience with popular software programs utilized by Contractors and Owners to track the key Construction Management processes that drive the outcome of the project.


Monitoring the key processes used by the Project Team to exchange information and deal with contractual issues is the heart of a good Project Controls system. We can develop systems, or improve your current systems, to monitor and report on the status of each of key elements listed below.

We can evaluate the processes and software programs being utilized by the several Project Team members -- Owner, Architect, Engineer, and Contractor -- and provide a framework for integrating the information into a tracking and reporting system to benefit the project. Where system gaps exist, we will make recommendations to fill the gap with the necessary processes to ensure that all of the required information is being exchanged between the Project Team members and the status reported to upper management.


Early identification of problems through the Project Controls reporting system will enable quick resolution by team members so that the project can remain on the right track.

Change Order Management

Owners - Are you having trouble keeping up with the change process? Are the Contractor and the Architect and Engineer overloading you with too many cost proposals and recommendations to consider?

We can assist you, usually, on short notice with: cost proposal reviews, check estimates, time extension evaluations, scope change verification, and other change management tasks to get you over the hump.


Contractors and Subcontractors - Do you need assistance with the preparation of cost proposals, cost estimates, or support for your time extension requests? Cost Controls

Meeting the project budget is one of the biggest challenges facing Owners and Contractors. It is not easy to keep actual costs under control, unless you have real-time cost information on hand when making decisions about the project scope and schedule. The true affect that proposed changes in scope of work have on the project's ultimate cost is often underestimated. Time and time-related costs associated with changes are usually overlooked, undervalued, or deferred a later date. Realistic cost and time evaluations of proposed changes will enable you to control costs, and meet your budget.


We can assist you in the development and implementation of proven cost control processes that will give you the cost information you need, when you need it. These techniques can work in concert with your current cost accounting system and will enable you to forecast the project's total cost at any point in time.

Quality Control Programs

A good Construction Quality Control Program and Quality Assurance Program will go a long way to insure that the Project Owner receives what it bargained for. 


Construction contracts require the Contractor to complete the project in accordance with the plans and specifications, and for controlling the quality of its work, and its subcontractor's work. Unfortunately, Owner's cannot always rely on the Contractor to fulfill its quality control obligations, and a certain amount of Owner inspection and oversight is the best way for an Owner to detect non-compliant work and make sure that it is corrected in a timely manner.


A Construction Quality Control Program is the systematic implementation of a program of inspections, tests and production controls to attain the required product and construction standards of quality and to preclude problems resulting from noncompliance.


A Construction Quality Assurance Program is the implementation of a program of oversight and monitoring of the effectiveness of the Construction Quality Control Program.


The two programs work together to provide the Owner with the assurance that the Project is constructed in accordance with the Contract Requirements. Some contracts require the Contractor to implement a Contractor QC Program, and some do not. 

  

Owners - We can review the Construction Contract Documents, the Architect / Engineer Agreements, and Testing Agency Agreements to assure that all of the key elements of a Construction Quality Control Program are in place, and that the responsibility for execution of the various tasks is clearly defined. We can identify gaps in coverage and recommend ways to fill the gaps to achieve the desired results.


Contractors - We can provide you with complete Construction Quality Control Programs customized to your project and consistent with the way in which you conduct business. Inspecting and controlling the work of the various subcontractors is not easy. We can provide you with an effective Quality Control Program that will decrease or eliminate rework, and help you avoid costly delays and dissatisfied customers. 

Project Schedules

We offer complete project scheduling services from concept through completion. Utilizing the latest software, we can create, review, monitor, update and analyze schedules for all types of projects and capital improvement programs.


Contractors - We can prepare project schedules for you, or assist your project team in their preparation. We are proficient in Primavera P6 Professional, and other CPM scheduling software - Primavera Project Planner (P3), SureTrak, and Microsoft Project. Is your project being impacted by events outside your control? We can evaluate the events and prepare detailed time impact analyses to support your time extension requests.


Owners - We can review and evaluate schedules submitted by your architect, engineer, construction manager, or contractor to assure compliance with contract requirements and your goals. Baseline schedules, updates, schedule modifications, and time impact analyses can be assessed for completeness and recommendations for approval or disapproval provided. 


Project schedules that do not model and reflect actual project delivery sequences and events will lead the project team members to make decisions that will jeopardize the project's success.


Project schedules, properly prepared, updated, and revised in a timely manner is the best tool available to Owners and Contractors to assure a successful project.  

Contract Disputes

Despite the project team's best efforts, disputes and claims sometimes occur. But disputes between the parties do not have to jeopardize the project's success. Quick resolution of contract disputes, during the project, not at the end of the project, is the best way to mitigate the overall cost of any disagreement or problem.


In many instances, claims and disputes are not resolved simply because one or more of the parties do not have the time, experience, or capability, to deal with the matter. This is especially true when it comes to productivity losses, or schedule delays and impacts. That is where we can help.
