After gaining a thorough understanding of the Owner's project goals and objectives, we create a Project Delivery Plan consistent with the Owner's expectations. We identify and assist with the procurement of all of the services required to complete and occupy the project - Design Professionals, Contractors, Testing and Inspection Services, Commissioning Services, Coordination of Furnishings, Equipment, and Move-In Services.
At the appropriate times, we conduct Project Team meetings to insure that the entire Team is pulling in the same direction. Identify under-performing team members, make recommendations, and implement improvements. Coach Project Team members as needed during project execution to improve performance and complete the project consistent with the Owner's goals and objectives.
Accurate, well-coordinated drawings and specifications is essential if the Owner desires to minimize change orders, insure on-time construction delivery, and optimize administration of the construction contract.
We perform constructability reviews of the Architect's and Engineer's design documents for accuracy, completeness, and discrepancies. The review can be conducted after completion of the Design-Development Drawings, all the way up to completion of the Construction Drawings and Specifications, and anywhere in between. The earlier in the design process that the first constructability review is performed the more benefit that the project and Owner will receive.
A constructability review can identify problems and errors in the drawings and specifications prior to them being used as construction contract documents, resulting in thousands of dollars of savings in potential change orders and project delivery delays.
Most projects involve a certain amount of Phased Construction to accommodate access to existing Owner facilities, staged property acquisition, phased move-ins, or other Owner or User requirements. This is particularly true of renovation projects, and when projects are being built adjacent to existing facilities.
Multi-phased renovation projects, where existing ventilation, electrical power, sewer and water, security, fire protection and fire alarm systems must be kept in service during construction, must be well thought out, or unanticipated change orders will result. We can check the constructability of the design to make sure that the existing systems can be segregated into parts during the phased construction.

Unfortunately, Owner's cannot always rely on the Contractor to fulfill its quality control obligations, and a certain amount of Owner inspection and oversight is the best way for an Owner to detect non-compliant work and make sure that it is corrected in a timely manner.
A Construction Quality Control Program is the systematic implementation of a program of inspections, tests and production controls to attain the required product and construction standards of quality and to preclude problems resulting from noncompliance.
A Construction Quality Assurance Program is the implementation of a program of oversight and monitoring of the effectiveness of the Construction Quality Control Program.
The two programs work together to provide the Owner with the assurance that the Project is constructed in accordance with the Contract Requirements. Some contracts require the Contractor to implement a Contractor QC Program, and some do not.
